New look, same restaurant

Zionsville — One of the oldest buildings in the Village is getting a total renovation.

The building that houses il Villagio, 40 N. Main St., has been sold, and the new owners are making significant improvements to the building that dates back to the 1880s.

Eric Bretzman and his wife Shelley Steiner purchased the building as an investment in the area.

“We have been in the area for 15 years and had been looking for a project,” Bretzman said. “We saw this as a good opportunity to rehab the building.”

Ross Reller, a senior vice president with Colliers International, was the agent who made the sale.

“It was a complicated deal because we wanted to retain the existing tenant,” he said. “We were able to get it done fairly quickly with Mr. Bretzman and are really excited about his plans.”

Some of the work being done includes a new heating and cooling system, a new roof, new plumbing and a new floor.

“After 112 years, the floor wasn’t exactly level anymore,” Bretzman said. “We are really working on making everything right in the building. We are trying to get a good, solid base for the restaurant to operate.”

Head chef and owner Emilio Cento said the improvements being made to the building were beyond important for his business.

“So many things needed to be done to the building,” he said. “All the repairs and everything are making the building safer and will improve the customer’s enjoyment.”

More important to Cento than the improvements is the peace of mind that comes with the building being sold.
