New Z’ Storage approved
The Zionsville Plan Commission voted 6-0 Monday, Nov. 19, to forward a development plan to the Zionsville Town Council with a favorable recommendation on a 24,000 square-foot self storage and auto-repair building.
The building would be just behind the soon-to-open Starbucks on Oak Street and in between Boone Village and Zionsville Town Hall.
The southern one-third of the building would be the auto-repair portion, with the remaining two-thirds serving as self-storage. Both the businesses would be owned by Sam Scheidler, who also owns Zionsville Self-Storage on Oak Street behind the CVS Pharmacy, and several auto-repair shops in Indianapolis.
Most of the plan commission members complemented Scheidler on his building plan.
“It is a nice looking building to be sure,” plan commission and town council member David Carr said.
Carr questioned the traffic flow and how it could affect Oak Street. Scheidler reassured Carr that auto repair and self-storage are low-traffic businesses. Based on his previous experience, he would only expect between 30 to 40 vehicles per day.
Scheidler still must request three variances from the Zionsville Board of Zoning Appeals as a condition of his approval. The area is zoned Business-2, and self-storage is not a dedicated use of that classification. He must also request a zoning variance for landscaping. On the south portion of the building, the plan calls for only 5 feet of landscaping and the zoning requires 6 feet. The third variance is a technical clarification concerning the setback from the private road that will run alongside the building.
